NEQ - Osnaburgh Street

This significant project was carried out on the Regents Place Estate situated north of the Euston underpass. The numerous existing buildings to be demolished varied greatly in age and construction and the site area totalled approximately 9000m2. The first phase of works involved the complete demolition of all existing buildings down to the existing lowest ground levels, ensuring that all hazardous and non-hazardous materials were removed in advance.

Following the successful demolition phase, subsequent works involved the reduced level excavation of the existing ground levels to form a uniform shared basement across the entire site area. The volume of excavated material removed totalling approximately 35,000m3.

Various perimeter conditions required the design and installation of a number of temporary and permanent works solutions. These works involved sequential foam concrete filling of existing pavement vaults, design and ‘silent’ installation of sheet piled walls, underpinning, temporary works propping and specialist diamond cutting techniques to existing R.C structures bounding the Regents Place estate.

As part of the contract works, we undertook an extensive package of pile probing works including approximately 200m of secant wall and over 700 bearing piles. In addition, we completed the site preparation of a designed piling platform using recovered demolition materials installed to specification, to facilitate the follow-on piling contractor.

One of the key objectives for this phase of the project was the successful early opportunity to handover the site in three stages to allow the follow-on construction of three separate commercial and residential buildings to commence while demolition and reduced level excavation works were on-going.

The project was successfully undertaken in accordance with strict environmental monitoring procedures.
