39-40 Lowndes Square, London

39 – 40 Lowndes Square is situated on the border of Westminster City and the Royal Borough of Kensington and Chelsea. The site itself comprised of two five story town houses constructed in the 1840’s which had previously been joined together and converted into flats. In addition to the town houses, at the rear of site, there is a purpose built mews which was constructed in the 1990’s.

The scope of the project includes the installation of façade retention scheme, removal of asbestos flashings at roof level followed by the top down demolition of the structure down to the basement slab with the exception of the ground floor slab at the rear of the site where the mews was situated. In sequence with the demolition, party wall restraints are installed between no 39 and 41 Lowndes Square.

The site shares two party walls with no 39 and 41 Lowndes Square, both of these properties are residential, No 38 is single occupancy with No 41 Lowndes Square comprising of six apartments. Both party walls have been weatherproofed to a high standard as the demolition has progressed, in accordance with the Clients specifications.

This highly sensitive project has been undertaken with minimal disruption to the adjoining occupants and the nearby Pakistani High Commission. Feedback from both the Considerate Constructions Scheme and neighbours has been extremely positive.
