103 Colmore Row, Birmingham

Located in the Commercial heartland of Birmingham, 103 Colmore Row, formerly known as National Westminster House, is a 24 storey building overlying 4 levels of basement, situated between the junction of Colmore Row and Newhall Street.

Initial project scope included soft strip and asbestos removal in all levels followed by structural demolition to top of ground floor slab retaining structure to all four basements to minimise the need for perimeter supports in advance of groundworks phase.

We have installed a significant tower crane to the full height of the tower with base at the lowest level and two mast ties to the structure all designed in house.

The demolition process in use include diamond cutting and lifting in-situ RC panels, traditional floor by floor demolition by mini excavator and the use of larger tracked excavators on the retained ground floor slab, propped as necessary.

The site shares a 13 storey boundary wall with one of the UKs leading legal practices and will be supported with structural steel wind posts designed and detailed by our in house team.

Extensive noise, vibration and dust monitoring has been undertaken from the start of the project, with trigger levels set and agreed, and auto alerts sent to Site Management should levels go above agreed parameters, this ensures minimal disruption as possible to the adjoining live property.

Due to tight inner city location and the associated constraints, significant highway interfaces with Birmingham City Council have been developed to ascertain minimal disruption to vehicle traffic.

After detailed negotiations we were awarded the second phase of the works including demolition down to the fourth level basement. Significant temporary works are being installed to retain the perimeter retaining walls at depths down to 13.5m.
